1. Our Services

AN Plumbing & Heating provides domestic gas and plumbing services including emergency boiler repairs, annual boiler servicing, new boiler installations, and landlord gas safety certificates (CP12) across Middlesbrough and the Teesside area. All gas work is carried out by GAS Safe registered engineers (Registration No. 925984).

2. Quotations & Pricing

All prices are provided upfront before any work begins. Call-out rates for emergency work are confirmed with you by telephone before an engineer is dispatched. Written quotes for installation work are provided following a free home survey. We do not carry out work without your prior agreement to the cost.

3. Booking & Cancellation

Appointments can be booked by telephone or via our contact form. We ask that you provide as much notice as possible if you need to cancel or rearrange. For emergency call-outs, cancellation after an engineer has been dispatched may incur a call-out charge.

4. Access & Safe Working

To carry out work safely, we require reasonable access to the relevant appliances, pipework, and areas of your property. We will always protect your floors and surfaces and leave the work area clean and tidy. If safe access cannot be provided, we reserve the right to decline to carry out or continue work.

5. GAS Safe Registration

All gas work is carried out by engineers holding a current GAS Safe registration. Our engineers carry a GAS Safe ID card and will show it on request before commencing any gas work. You can verify our business registration (No. 925984) at gassaferegister.co.uk.

6. Liability

We carry appropriate public liability insurance. Our liability is limited to the value of the work carried out. We are not liable for pre-existing faults, conditions, or damage to property that were present before our visit and not caused by our work.

7. Governing Law

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
