Your Legal Duties as a Landlord
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance, fitting and flue they provide in a rented home checked by a Gas Safe registered engineer every 12 months. You must give a copy of the record to existing tenants within 28 days of the check, give new tenants a copy before they move in, and keep each record for at least two years.
We work with landlords and letting agents across Middlesbrough, Stockton, Redcar and Guisborough, from single buy-to-let flats to larger portfolios. You can have your check carried out up to two months before the deadline and still keep the original expiry date, so booking early never costs you time on your certificate.
Quick tip: never miss a renewal
Put your certificate expiry date in your calendar with a two-month reminder. That gives you plenty of time to book your next check without losing any time on the certificate. Call 07971 634609 to book.
Operating Pressure
We check that each gas appliance is working at the correct pressure and heat input, in line with the manufacturer’s instructions.
Ventilation
We make sure there is an adequate and clear supply of air to every appliance that needs it, for safe combustion.
Flue Safety
We check that flues and chimneys are clear and are safely removing harmful combustion gases to the outside.
Safety Devices
We test that the safety devices and shut-off valves on each appliance are working correctly.
